Properties adjacent to the Project <br />site are currently zoned for single-family residential use and as a result will likely be looked at as <br />potential sites for development. Due to the lengths of planning and design any adjacent <br />developments likely will not occur during the same timeframe as the construction of the Project. <br />Following construction, the Project is not anticipated to contribute to any additional environmental <br />effects resulting in cumulative potential effects. Therefore, the Project is not anticipated to <br />contribute to any significant environmental effects due to cumulative effects. <br />In addition to the potential environmental impacts addressed by items 1 to 18, the economic and <br />sociological impacts of the project were considered. The economic and social impacts of the project <br />on the local community are anticipated to be beneficial by bringing additional housing opportunities <br />and property/sales tax income following construction. <br />2.4.3 Extent to which the Environmental Effects are Subject to Mitigation by <br />Ongoing Public Regulatory Authority <br />The mitigation of environmental impacts will be designed and implemented in coordination with <br />regulatory agencies and will be subject to the plan approval and permitting process. The closes similar <br />projecting immediately abuts the project on the north boundary. Design and construction staff are <br />familiar with the project area. No problems are anticipated in which staff has not encountered and <br />successfully solved previously in similar projects in or near the project area. The city finds that the <br />environmental effects of the project can be anticipated and controlled as a result of environmental <br />review and experience on similar projects. <br />
