Planning Commission Page 3 <br />January 24, 2023 <br />----------------------------- <br /> <br /> R2 expansion - west side <br /> Bowling alley site - High Density Residential <br /> Courthouse parcel - High Density Residential <br /> Do we want to keep the CRT district in the southeast portion of the city? <br /> Specht farm area – proposed mostly residential with commercial around <br /> intersection <br /> <br />Mr. Leeseberg indicated staff is working with the city attorney regarding codification <br />of residential Planned Unit Developments. <br /> <br />Mr. Carlton reviewed the ordinance language, and the commission suggested the <br />following changes: <br /> <br /> Sec. 30-R2: Minimum lot size shall be 1.5 acres for non-sewered lots. <br /> Sec. 30-XYZ: R3: Parcels and principal structures: clarify the percentage of <br /> preliminary plat are units and not acreage. <br /> <br /> Comments from the commission included ensuring sidewalks and trails were <br />included in any language changes. <br /> <br />8.
