<br />(e) Density and open space. Development standards for density and open space are as follows:
<br />(1) Density. The maximum development density within the R-3 district shall be eight units per acre of net
<br />buildable area of the subdivision. Net buildable area shall be the total area less public street rights-of-
<br />way, wetlands, major drainageways as defined by the comprehensive storm water management plan,
<br />water bodies and slopes steeper than three to one (3:1) slope ratio.
