 The southeast portion of the city proposed to change from Traditional Single Family Residential to Rural <br />Residential <br /> An area east of Cargill changed from Rural Residential to Agricultural <br /> The area around County Road 33 and County Road 1 is proposed to be removed from the Urban Service <br />District, thus requiring a change to Rural Residential <br /> All ERX land proposed to be Highway Business <br /> Removed the Utilities & Railroad land use and placed those into Public/Semi-Public <br />Zone Changes <br />While there are significant zone changes city wide, as reviewed in July 2022 and December 2022, the major zone <br />changes are identified/outlined on the exhibit titled “Zoning Map (Proposed)” as follows: <br /> Combine R1b, c, & d districts into one district (not identified/outlined) <br /> Amend FAST district to match existing zoning districts, adding clarity for the general public <br /> Brentwood changed from R1a to R2 <br /> Significant R2 expansion north of County Road 13 and east of Tyler Street <br /> Commercial node at County Road 13 and Viking Blvd was made larger <br /> Introduction of I4 Rural Industrial east of the landfill <br /> R2 expansion on the west side of the city just north of railroad tracks <br /> Bowling alley site (north of Orono Park) proposed as High Density Residential <br /> Parcel south of courthouse proposed as High Density Residential <br />Areas staff would like direction on: <br /> Do we want to keep the CRT district in the southeast portion of the city? <br /> Specht farm area – proposed mostly residential with commercial around intersection <br />As stated before, staff’s desire is to codify most/all our residential PUDs.
