2. R2 Traditional Single-Family Residential <br />Drafted to reflect and combine our current R1b-d, R2a-b, & R3 districts urban service parcels. Per the <br />Comprehensive Plan, this district also encourages a gentle increase in density by allowing redevelopment in <br />support of smaller multiple family structures. The goal is to increase housing diversity and improve <br />affordability within existing neighborhoods. <br /> <br />3. R3 Compact Single-Family Residential <br />This is a new proposed district based on our current smaller lot/PUD subdivisions such as Miske <br />Meadows and Tall Pines. It is anticipated that much of the city’s new development will be of this <br />development model. Townhouses are permitted in the district but would be distributed throughout a <br />project versus concentrated in one area. Staff’s desire is to codify most/all our residential PUDs and is <br />reviewing this option with the city attorney. <br /> <br />4.
