The applicant has been working with the City Council to acquire <br />a portion of the parcel to support a future expansion of the GATR <br />operation. <br />The plat creates two oudots to support future development <br />opportunities. Each of the two parcels meets the minimum lot size <br />standards for a future buildable lot, should business needs change in <br />the future AnY future use of these lots will re uire additional lattin <br />• q P g• <br />Hwy IG- <br />Applicable Regulations - CR_12 - -- <br />Preliminary Plat <br />City ordinance section 30-375 outlines the required findings for <br />approval of a Preliminary Plat. <br />1. The proposed subdivision is consistent iv th the Zoning regulations (article <br />VI of this chapter) and conforms in all respects witb all requirements of i <br />this Code, including the Zoning regulations and this article. <br />The property is zoned Business Park, and the proposed <br />parcels meet all dimensional requirements. As the lots are <br />Figure I - <br />being platted as outlots they will not be developable without <br />additional platting in the future.
