City of <br />River <br />To <br />Mayor and City Council <br />Agenda Section Meeting Date <br />Public Hearings December 19, 2022 <br />Item Description <br />Land Use Amendment: Traditional Single -Family <br />Housing to Highway Business, City of Elk River <br />Request for Action <br />Item Number <br />7.1 <br />Prepared by <br />Chris Leeseberg, Senior Planner <br />Reviewed by <br />Zack Carlton, Community Development Director <br />Reviewed by <br />Cal Portner, City Administrator <br />Action Requested <br />Adopt, by motion, a resolution amending the Comprehensive Plan <br />changing the land use from Traditional Single -Family Residential to <br />Highway Business. <br />Background/Discussion <br />Case No. LU 22-04 - Due to an oversight during the Comprehensive <br />Plan update in 2021, the property was inadvertently guided for <br />Traditional Single -Family Residential when is should have continued to <br />be guided as Highway Business, as it was prior to the adoption of the <br />current land use map. <br />The 3.96-acre site is located at the northeast intersection of Evans <br />Street and 196th Lane.
