The subject site is zoned <br />for 2.5-acre single family residential lots and is outside the Urban <br />Service District. <br /> <br />A majority of the eastern parcel is encumbered by wetlands and the <br />southeast corner of the western lot has some wetland. <br /> <br />The proposal shows an L-shaped apartment structure with parking and <br />a circular drive lane, various trails and boardwalks through upland and <br />wetland areas, and sport courts. <br /> <br />During the city staff site plan review meeting, the following comments <br />were shared by various departments: <br /> A traffic study would need to be completed. <br /> Sewer and water would need to be extended. <br /> Three-phase electric power would need to be run to the property. <br /> The closest water main available for connection to city water service <br />is over one thousand feet away. Water main facilities will need to be <br />extended from the trunk system or water distribution system. <br /> Approximately 1,300 feet of urban city street would need to be <br />th <br />constructed from the intersection of 175 Avenue and Fillmore Street. <br /> Park dedication at a per unit cost, not to exceed $500,000 for high-density residential.
