There is the only one garage on the property I <br />and converting it to a salon will make the property non-conforming as the � <br />CR 33 <br />ordinance requires residential homes to have a minimum 440 sq. ft. (20�22) garage. <br />The City Council cannot approve a CUP that makes a property non-conforming. <br />To have a conforming property, an appropriately sized garage will need to be built <br />prior to salon operation in the e�sting converted garage space. The applicant has <br />applied for a building permit for a 24' x 24' detached garage. <br />Planning Commission <br />The Commission opened the public hearing, no one provided any comments, and <br />continued the public hearing until the September 27, 2022, Planning Commission <br />meeting. <br />Public Heaxing <br />Staff received two letters, one email, and two voicemails regarding the project. The <br />concerns discussed during the phone calls are outlined below: <br />Construction business not approved <br />Construction material/equipment in back yard <br />Dumpster on property for months <br />� <br />� <br />; <br />r <br />RR <br />Hwy 10 <br />, � <br />CR 12 <br />Figure I <br />Parking on the lawn in the past — Class 5 has been installed <br />Increased traffic on streets — Especially with events occurring in downtown <br />Chemical & fuel storage — Safety for persons and property.
