The <br />applicant is seeking a CUP to construct a 74' x 170' oil change facility <br />on what will be located on Lot 1, Block 1, Jabez Third Addition plat, <br />which will be reviewed by the City Council. <br />Along with oil changes, the facility will accommodate light mechanic <br />work such as tire rotations. Construction is anticipated to begin in the <br />spring of 2023. Once completed, the existing QuickLane located in <br />the Cornerstone facility be relocated to the proposed building and then <br />that existing space will be used for mechanic work. <br />The business with be fully staffed with 15 to 30 full and part time <br />employees. The proposed hours of operation are: <br />7:00 a.m. to 8:00 p.m. Monday through Thursday <br />7:00 a.m. to 6:00 p.m. on Fridays <br />7:00 a.m. to 5:00 p.m. on Saturdays <br />`6 <br />,9 <br />Figure I = - <br />Building Materials <br />The mechanic area will be constructed with concrete tip -up panels while the customer area, facing the streets, will <br />be comprised of architectural metal panels and storefront glass. <br />Transportation/ Circulation <br />Access to the subject site will occur off Cornerstones private drive/access on the west side of the parcel.
