The applicant proposes to utilize the parking lot on the west side of the property for the outdoor storage and
fencing it on three sides. This would displace 10 parking stalls, but they can be relocated to the east side of the
property. Staff recommends the area be fenced on all sides to meet the requirements in Section 30-807.
The applicant has been utilizing two temporary structures for storage. One is in the northwest corner of the site
and the other in the northeast corner. The applicant has requested to continue to use these in the interim. Staff
recommends the two temporary outdoor storage structures be removed from the property two years after city
council approval of the CUP. Staff also recommends the one located in the northwest corner be relocated next to
the other temporary storage structure.
Planning Commission
During the public hearing, the applicant spoke indicating he has been planning on installing a fence and requested
the fence install deadline be extended due to current costs and supply issues. He would prefer to install a chain link
fence with a mostly opaque covering. A sample image is attached. The ordinance outlines chain link fence with
vinyl slats as one type of fencing allowed. He also indicated he was not in favor of a gate in the fencing on the east
side of the building and the Commission concurred.
The Planning Commission questioned if product would be seen above the fence and clarified what dates work for
the applicant.
Staff has not received any comments since the commission meeting.
The commission unanimously recommended approval.
Financial Impact
None
Mission/Policy/Goal
■ Responsibly grow
■ Work with citizens to achieve goals
■ Help, not hinder citizen quality of life
Attachments
■ Council Site Plan dated July 18, 2022
■ Planning Commission Memo dates June 28, 2022
■ Fencing Examples
