We’re proposing the development of the plot of land that is currently owned by my clients
Donavan and Sherron Goossen, and the plot of land that is currently owned by Mr. Paul Martin,
the location of the old bowling alley in Elk River. I have direct line of communication with Mr.
Paul Martin and he has expressed interest in participating in this project if the city is on board.
Our plans for development consist of a 60 unit condominium complex divided into 4 buildings.
We believe 60 units is a reasonable number for the location, however, we’re open to other
suggestions. The current housing market is experiencing a housing shortage, and we’re already
seeing several condominium complexes being built around Elk River. Our hope with this project
is that Elk River will attract capital and talent that will want to make Elk River their home.
The plot of lands in consideration are the following:
- 75-132-2435, 0.68 acres (owner Donavan and Sherron Goossen)
- 75-132-2440, 1.02 acres (owner Donavan and Sherron Goossen)
- 75-132-1200, 4.30 acres (owner Paul Martin)
In total, this represents 6 acres. Additionally, we would like to ask the city of Elk River if they
are willing to sell their parcel at PID 75-132-2125 for a potentially larger, more inclusive project
with benefits to all citizens of Elk River.
If the city is on board, our next step is to contact residential developers. I already have a list of
developers that have been building projects like ours in and around Elk River.

A little bit about me:
My name is Stefan Georgiev and I’m a real estate agent in Elk River. I’ve lived in Elk River
since 2001, having gone through the school system here in town (Parker Elementary,
VandenBerge Middle School, and ERHS). Elk River is my home and the idea for this project
came from a conversation with my clients Donavan and Sherron Goosen, longtime residents and
small business owners in town.
