Park dedication be paid at the applicable commercial rate when the lot is released for recording. <br />2. The plat shall be updated with the approved wetland locations upon approval of the required state review. <br />3. A 45-foot drainage and utility easement shall be added around all delineated wetlands. <br />Background/Discussion <br />PE 22-01 - The applicant submitted a platted exemption application to adjust the property lines between a <br />buildable lot and an Outlot. There is no increase in the overall number of lots within the subdivision. The purpose <br />of the plat is to bring their expanded racetrack into compliance. <br />The Parks and Recreation Commission, at their April 13, 2022, recommended park dedication be paid at the <br />applicable commercial rate when the lot is released for recording. They had no comments on the conceptual trail <br />in the area identified on the Parks and Recreation Trail Master Plan. <br />As there is no increase in the number of parcels, the plat is exempt from the city subdivision ordinances, and falls <br />under the city's Platted Exemption regulations, which does not require a public hearing. Staff included this <br />application as part of the larger ERX discussion as the applications are interrelated.
