Resolution Granting Final Plat of Kingdom Estates 2nd Addition by Dennis \Xlurm~ Case <br />No. P 05-11 <br /> <br />Planner Chris Leeseberg submitted the staff report. :Mr. Leesberg presented the request by <br />Dennis Wurm- for final plat approval of I<ingdom Estates 2nd Addition. 1vfr. Leeseberg <br />reviewed the location, lot layout, connections for future development, and staffs <br />recommendation. <br /> <br />MOVED BY COUNCILMEMBER MOTIN AND SECONDED BY <br />COUNCILMEMBER FARBER TO ADOPT RESOLUTION 05-112 GRANTING <br />FINAL PLAT APPROVAL FOR KINGDOM ESTATES SECOND ADDITION, <br />CASE NO. P 05-11 WITH THE FOLLOWING CONDITIONS: <br /> <br />1. ALL COMMENTS OF THE CITY ENGINEER SHALL BE ADDRESSED. <br /> <br />2. A SEALCOAT FEE SHALL BE PAID PRIOR TO RELEASING THE PLAT <br />FOR RECORDING. <br /> <br />3. A LETTER OF CREDIT IN THE AMOUNT OF 1000/0 OF THE COST OF <br />THE IMPROVEMENTS SHALL BE SUBMITTED PRIOR TO RELEASING <br />THE PLAT FOR RECORDING. <br /> <br />4. THE APPLICANT SHALL EXECUTE A DEVELOPER'S AGREEMENT <br />OUTLINING THE TERMS AND CONDITIONS OF APPROVAL. <br /> <br />5. PARK DEDICATION SHALL BE IN CASH FOR 14 LOTS. <br /> <br />6. THE PLAT SHALL COMPLY WITH THE RiA SETBACK <br />REQUIREMENTS. <br /> <br />7. A SIGN SHALL BE PLACED AT THE 214TH AVENUE CUL-DE-SAC TO <br />ADVISE FUTURE PROPERTY OWNERS OF ITS TEMPORARY STATUS, <br />AND THAT A FUTURE ROAD CONNECTION IS PLANNED. <br /> <br />MOTION CARRIED 5-0. <br /> <br />Planning Commission Chair Dana Anderson stated that the Planning Commission recently <br />discussed a ,vedand ordinance and asked for clarification on the actual location of the 20- <br />foot trail discussed in City Engine"er Terry Maurer's memo to Mr. Leeseberg dated <br />September 8, 2005. 1v1r. Maurer indicated that he has no specific location for the trail in <br />mind and that it was included in his memo because the preliminary plat included a trail. Mr. <br />Maurer indicated that if the Planning Commission or staff has a specific location they would <br />like the trail, they should let him know so that information can be relayed to the developer <br />so it can be recorded with the final plat and easement documents. Ivrr. Maurer noted that he <br />\Vill speak to Environmental Technician Rebecca Haug regarding the trail easement location. <br /> <br />6.6.
