Park dedication shall be paid at the rate applicable prior to <br />releasing the plat for recording. <br />2. The final plat shall include access restrictions along Highway' <br />A, <br />10 unless written approval from MnDOT approving the <br />access points is provided to the city. <br />ti <br />Background/Discussion <br />Case Nos. ZC 22-02 & P 22-03 - The subject properties along <br />Highway 10 are proposed as the new location for Plants and Things. Figure i ' <br />The current operation must relocate from Ramsey due to impacts <br />from the highway project at Sunfish Lake Blvd. and US Highway 10. <br />The site is currently zoned I-3-General Industrial, and the applicant requests approval of a zone change to C-3 - <br />Highway Commercial. The proposed zoning district allows retail sales as a permitted use and will be reviewed <br />through the administrative site plan approval process. However, the retail use also requires approval of a variance to <br />support the outdoor display of products.
