<br />. <br /> <br />. <br /> <br />. <br /> <br />Planning Commission / CU 05-12 <br />September 27, 2005 <br />Page 2 <br /> <br />Overview <br /> <br />The approximately 4,300 square foot addition will be utilized as an ambulance bay, which <br />will house two ambulances. In addition to the ambulance space, four offices and a day room <br />will be provided. <br /> <br />Analysis <br /> <br />The adjacent land uses are 12 (Medium Industrial) to the west, C3 (Highway Commercial) to <br />the south and Cl (Central Commercial) to the north and east. <br /> <br />The south elevation will consist of brick and split face concrete masonry units (CMU) that <br />will match the existing building. The west and north elevations will have a split face CMU <br />band at the top of the wall which is the same as the existing building. The base of the <br />building will be painted CMU. The design and materials meets the ordinance requirements. <br /> <br />An emergency generator and trash enclosure will be located at the northwest comer of the <br />addition. The trash enclosure will be constructed of rock face CMU with gates made of 1 x6 <br />treated boards on a steel tubular frame. <br /> <br />Parking and Circulation <br /> <br />Areas of the site are being graded and new paving installed to improve drainage of the site. <br />Parking and access to the site will be off of 4th Street. The parking layout will be changed <br />slightly, with several stalls to be located 10-feet from the west property line, but the number <br />of stalls will not be affected. <br /> <br />Landscaping <br /> <br />Landscaping shall be provided as required by the ordinance. <br /> <br />Standards for Issuance of a Conditional Use Permit <br /> <br />The issuance of a Conditional Use Permit can be ordered only if the use at the proposed <br />location: <br /> <br />1. Will not endanger, it!Jure or detrimentallY tiffect the use and ef!Jqyment of other properry in the <br />immediate viciniry or the public health, safery, morals, comfort, convenience or general welfare of the <br />neighborhood or the ciry. <br />2. Will be consistent with the comprehensive plan. <br />3. Will not impede the normal and orderlY development and improvement of surrounding vacant <br />properry. <br />4. Will be served adequatelY l?Y and will not adverselY affect essential public facilities and services <br />including streets, police and fire protection, drainage, refuse disposal, water and sewer !)Istems, parks <br />and schools; and will not, in particular, create tnifjic congestion or interference with trtiflic on <br />acfjacent and neighboring public thoroughfares. <br /> <br />S:\PLANNING\Case Files\2005\CU 05-12 Jackson Fire Station\CU 05-12_PC.doc <br />
