Consideration of Preliminary Plat Review of Royal Oak Ridge by Gerald <br />Smith/Public Hearing <br /> <br />Gerald Smith was present to present the preliminary plat of Royal Oak <br />Ridge to the Planning Commission and the public. Mr. Smith stated that <br />the plat does not have all the necessary information because this is a <br />City proj ecL <br /> <br />Stephen Rohlf stated that this is currently not a City project. He <br />continued by saying that there was a lack of information because certain <br />items were not submitted within the time frame satisfied, including the <br />grading plan for review. Rohlf suggested that if the Planning Commission <br />does decide to approve this plat, it should be contingent upon two <br />items: <br /> <br />1. The Developer must have grading plan for Terry Maurer's Review prior <br />to Council review. <br /> <br />2. The developer petitioning the City to make this a City Project. <br /> <br />Commissioner Fuchs questioned whether or not the developer knew what was <br />required before bringing this plat before the Planning Commission. He <br />further noted that the plat showed the zoning to be R-1c which is <br />incorrect. He noted the correct zoning is R-1b. <br /> <br />Stephen Rohlf briefly explained the procedure the City goes by when a <br />person wants to develope a piece of property. He explained the steps <br />necessary and the reviews along the way. <br /> <br />Bill Harju, Soil Conservation, did a soils report on the property without <br />the necessary information from the developers. <br />
