Steve <br />Rohlf indicated that this zoning would be consistent with the uses <br />along Dodge Avenue. <br /> <br />Mrs. Allen Lilja of 536 C Auburn Place questioned the L shaped parcel <br />and the C-3 zoning classification. <br /> <br />After discussing this issue in great length, the general consensus of <br />the Planning Commission was that a residential buffer was needed <br />along Auburn Place. Discussion was held on the amount of land <br />needed for this buffer. <br /> <br />Discussion was held on the appropriate commercial zoning designation <br />for the remainder of the parcel. It was the consensus of the <br />Planning Commission that the C-3 zoning would be appropriate because <br />it would be an extension of the existing commercial land use along <br />Dodge Avenue. <br /> <br />Commissioner Fuchs suggested compromising with allowing 140 ft. along <br />the easement parallel to Auburn instead of 100 ft zoned R-2b. <br /> <br />Richard Dungan representing Faith Fellowship Church indicated that <br />they would be willing to amend their request of the east 100 ft. to <br />140 ft. of the affected property as long as this did not delay the <br />process. <br /> <br />Staff suggested that Faith Fellowship Church put their acceptance of <br />this compromise in writing. <br /> <br />COMMISSIONER MORTON MOVED TO RECOMMEND TO THE CITY COUNCIL APPROVAL <br />OF THE ZONE CHANGE REQUEST BY FAITH FELLOWSHIP FROM PUD TO C-3 AND <br />R-2B, THE EAST 140 FEET OF THE AFFECTED PROPERTY SHALL BE R-2B AND <br />THE BALANCE OF THE AFFECTED PROPERTY SHALL BE C-3. COMMISSIONER <br />SCHROEDER SECONDED THE MOTION.
