ANY REVISIONS TO THE SITE PLAN MUST BE APPROVED BY THE PLANNING <br />COMMISSION. <br /> <br />OOMMUSIONER JOHNSON SECONDED THE MOTION. THE MOTION CARRIED 6-0. <br /> <br />It was eXplained by Steve Rohlf that when a site plan is revised <br />everything prior to that is void and all stipulations placed on it will <br />not be referenced back, they will be reinstated. I feel that this pretty <br />much cleans up the issue. This was a confusing issue for everyone. <br /> <br />7. Signage by Gary Santwire <br /> <br />Steve Bjork, Zoning Assistant, indicated that the <br />requesting signage approval for 580 Dodge Avenue. <br />question is located within the Barrington Place PUD. Mr. <br />that if the entire structure was developed using the <br />total of 139 square feet of signage would be allowed. <br />requesting 224 square feet of signage. <br /> <br />applicant is <br />The property in <br />Rohlf indicated <br />C-3 standards, a <br />The applicant is <br /> <br />Gary Santwire explained his signage request at this time indicating the <br />signage will consist of 24 inch lettering with a 38 inch white surface <br />and a 5 inch border all the way across. Mr. Santwire further indicated <br />that they would like to construct a 10' x 5' off site sign to be located <br />on Dodge Avenue. This sign would be to direct people back to 580 Dodge. <br /> <br />After substantial discussion regarding signage, the consensus of the <br />Commissioners was as follows: <br /> <br />The Commissioners were in agreement that Mr. Santwire did not need that <br />much signage on the building when Mr. Santwire was requesting additional <br />signage located on Dodge Avenue. <br /> <br />Mr. Santwire indicated that it is a proven fact that when your a certain <br />distance away, the lettering has to be a certain size to be able to read <br />it. Mr. Santwire indicated that 12" lettering is not large enough to <br />read from the service road because of the distance that they are set <br />back. <br /> <br />Commissioner Johnson indicated she was comfortable with what is allowed <br />under the C-3 standards. Chairman Kimball and Commissioner Eber1ey were <br />in agreement with Commissioner Johnson. <br />
