City staff along with outside agencies have <br />completed a review of the initial submittal and have the following comments. It is helpful to provide a <br />response letter along with future updates. <br /> <br />General Comments <br />1. Ministorage is not a permitted use in the current zoning district. A zone change and possible <br />comprehensive plan amendment will need to accompany future applications. <br />2. The possibility for a land swap, based on the conceptual layout, will be discussed by the Planning <br />Commission and City Council. Topics of concern will include available property to accommodate a <br />future interchange at HWY 10 and Twin Lakes Road. <br />3. The concept plan includes significant wetland impacts. Future applications will require a wetland <br />delineation and appropriate reviews/approvals under the Wetland Conservation Act. <br />4. We are in preliminary stages of what the interchange limits will looks like for longer term solutions along <br />Twin Lakes Road and couldn’t commit to the shown land swap at this point. Interchange limits could <br />potentially utilize all interchange right of way shown on the preliminary sketch. <br /> <br />Please reach out with any questions regarding these comments.
