Rendering of Building <br /> <br />Overview <br /> <br />The 23,630 sqft proposed retail building will have a fenced-in outdoor storage area on the <br />east side of the building. Parking will surround most of the north and west sides of the <br />building. The main access to the site will be shared with Maxsun Furniture from 179th <br />A venue with a secondary access for deliveries from Industrial Circle. <br /> <br />The surrounding uses consist of Business Park to the south and the Elk River Crossing PUD <br />with retail businesses to the north. The furniture store will occupy the lot direcrly to the <br />east, which will share access to the sites. <br /> <br />Analysis <br /> <br />The 23,630 sqft building will be 22'-8" tall in the front and taper down towards the back. <br />Integrally colored split-face concrete masonry units (CMU) scored to 8" x 8" units will <br />comprise the 10-foot wainscot. The area above the wainscoting will be integrally colored <br />split-face CMU. Red brick pilasters, 18" deep, are provided around all four facades with <br />brick columns at the entrance. A single 8" high red glazed tile band is proposed around the <br />entire building, separating the two different CMU materials. There will be forest green <br />accents on the coping, the standing seam metal roof of the entrance and the aluminum <br />storefront entrance. <br /> <br />Located direcrly to the east of the building is a proposed wrought iron fenced-in side lot. <br />This will be used to store merchandise and seasonal equipment for sale. . Staff and the <br />Planning Commission recommend that seasonal displays not be allowed outside of the <br />fenced in area with the exception of the area between the parking and the north side of the <br />building/ fenced-in area. <br /> <br />The design of the trash enclosure was not indicated but will need to comply with the design <br />guidelines which state, ''shall be an enclosure constructed if the same materials and colors as those used in <br />the building. " <br /> <br />Signage was not indicated on the elevation drawings, but did show on the rendering. The <br />applicant is requesting two walls signs in lieu of an allowed monument sign. This condition <br />has been allowed on other buildings in this development and staff supports this request. <br /> <br />Parking and Circulation <br /> <br />The primary access to the site is on the north side of the site and will be at a shared entrance, <br />opposite the Home Depot entrance. A secondary shared access will be on the south side of <br />the site off of Industrial Circle.
