<br />City Council/EV 05-08 <br />September 19, 2005 <br />Page 2 <br /> <br />Overview <br /> <br />The Council is considering a request to vacate a portion of the existing drainage and utility <br />easement located in the southwest corner of the property. <br /> <br />As the Council may recall, this property was brought before the Council on July 18, 2005 for <br />an Administrative Subdivision, which was approved. At that time the easement vacation <br />request was tabled due to the lack of information. Staff has since then received the required <br />information. <br /> <br />Currendy there is an 80-foot wide easement from the street to the wedand. It is not <br />apparent why such a large easement was created with the plat of Deerfield First addition. <br />There are no utilities in the easement and the terrain in the easement east of the road is <br />higher that the road itself. <br /> <br />The amount of buildable area on the southern lot was in question. The new parcel should <br />have enough buildable area to support a home pad, primary and secondary septic fields and <br />well location. Staff suggested that the applicant vacate most of the easement to provide <br />more area for these items. Staff has no concerns with granting the easement vacation. <br /> <br />Recommendation <br /> <br />Staff recommends that the Council approve Resolution No. 05-_ vacating a portion of the <br />drainage and utility easements with the following conditions: <br /> <br />1. All comments form the City Engineer shall be addressed. <br />2.
