Park dedication be paid at the applicable commercial rate when the lot is released for recording. <br /> <br />Background/Discussion <br />The subject properties are approximately 24 acres in size, zoned C3 <br />and I3 and are located south of Gateway Road at the 158th Circle <br />alignment. The proposed plat consists of 2 lots and 2 Outlots. Lot 1, <br />Block 1 will contain the existing Furniture and Things retail store. <br /> <br />Park dedication is eligible for Lot 2 and there will be a residential credit <br />given for the house that use to be on site. Outlots A & B will be <br />eligible for park dedication when they are platted in the future. <br /> <br />Park dedication for the proposed plat will be approximately $34,200. <br />The exact amount will be determined at the time of recording. <br /> <br />Parks and Recreation Master Plan <br />The Neighborhood Parks Service Area text in Chapter 5 of the master <br />plan states, recreation facilities should be developed when 300 or more households <br />within cluster developments or on lots less than 2-acres are located within 1.5 miles <br />of the park. <br /> <br />The property does not meet this criterion; therefore, staff recommends <br />dedication be paid in the form of cash. <br /> <br />Parks and Recreation Trail Master Plan <br />The Parks and Recreation Trail Master Plan identifies a conceptual trail on the east side of the site. <br /> <br />Financial Impact <br />None
