<br />10.16 Except as provided in Section 10.15, any use which has been <br /> <br /> <br />permitted as a Conditionsl Use shall not be considered as <br /> <br /> <br />a Nonconforming Use. <br /> <br /> <br />10.17 Nonconforming Uses located in the Floodway District shall be <br /> <br /> <br />eliminated or brought into conformity with the standards <br /> <br /> <br />contained in this Ordinance within a reasonf.ble period of <br /> <br /> <br />time. The City shall make its determination upon the basis <br /> <br /> <br />of the normal useful life of any improvement.upon the premise3. <br /> <br /> <br />In addition, the monetary value of any comp~tative advantage <br /> <br /> <br />derived by the operation of such Nonconforming Use, by reason <br /> <br />of the limitation on establishment of competing businesses <br /> <br /> <br />as a result of this Ordinance, shall be comidered as a <br /> <br /> <br />reduction of losses resulting from the requirement of <br /> <br />termination of the use under this Ordinance. <br /> <br /> <br />10.1(~ Any alteration or addition to any Nonconforrr.ing Use which <br /> <br /> <br />would result in substantially increasing its flood damage <br /> <br /> <br />potential shall be protected in accordance 1I>:ith Section 6.55 <br /> <br /> <br />of this Ordinance. <br /> <br />10.19 The Zoning Administrator shall prepare a list of those <br /> <br /> <br />Nonconforming Uses which have been floodproofed or otherwise <br /> <br /> <br />adequately protected in conformity with Section 9.55. He <br /> <br /> <br />shall present such list to the Planning Comrr~ssion which ~ay <br /> <br /> <br />issue a certificate to the owner stating that such uses as <br /> <br /> <br />a result of these corrective measures are in conformity with <br /> <br /> <br />the provisions of this Ordinance. <br />
