<br />SECTION 5.0 FLOOD FRINGE DISTRICT (FF) The Flood Fringe District is established for <br />Areas of the Flood Plain not a part of the water course or channel, and <br />would not dintract from the discharge of a flood, but are subject to backwaters <br />and inundation during flood stage. Limited development may be permitted in <br />this District provided the development is protected from the flood waters. <br />5.1 Permitted Uses. The following uses shall be permitted uses within the <br />Flood Fringe District to the extent that they are not prohibited by <br />any other ordinance: <br />5.11 Any use permitted in Section 4.1 <br />5.12 Residences and other structures constructed on fill so that the <br />basement floor or first floor if there is no basement is above <br />the regulatory flood protection elevation. The finished fill <br />elevat:Lon shall be no lower than the regional flood elevation and <br />shall extend at such elevation at least fifteen (15) feet beyond the <br />limits of any structure or building erected thereon. Fill shall be <br />compacted and the slopes shall be protected by rip-rap or vegetative <br />covering. <br /> <br />No use shall be permitted which will adversely affect the capacity of <br /> <br /> <br />channels or floodways of any tributary to the main stream, drainage <br /> <br /> <br />ditch, or any other drainage facility or system. <br /> <br />5.2 Conditional l~ other uses are permitted only upon application to <br /> <br /> <br />the Zoning Administrator and the issuance of a Conditional Use Permit <br /> <br /> <br />by the Board of Adjustment as provided in Section 9.5 of this Ordinance <br /> <br /> <br />and subject t.o the following provisions: <br /> <br /> <br />5.21 Residences. Where existing street, utilities, and small lot sizes <br /> <br /> <br />preclude the use of fill, other methods of elevating the first floor <br /> <br /> <br />(including basesments) above the flood protection elevation may be <br /> <br /> <br />authorized. Residences that do not have access at or above an <br /> <br /> <br />elevation not more than,one foot below the regional flood elevation <br /> <br />shall not be permitted unless granted a variance by the Board of <br />
