If the Cauncil impases canditians in any <br />appraval af the final plat, then the afficers af the City shall nat sign <br />such plat, nar shall the City Clerk issue any certified capy af the <br />resalutian of the City Cauncil giving such final appraval, until such <br />canditions are met and complied with. The City Clerk is autharized, <br />ance such canditians have been met and camplied with, to. issue a certified <br />capy af the resalutian af the City Cauncil giving such final appraval, <br />withaut reference to. such canditians. <br /> <br />d. Findings Required. The findings necessary far City Cauncil appraval af <br />the preliminary plat and the final plat shall be as fallaws: <br /> <br />i. The prapased subdivisian is cansistent with the Zaning Ordinance <br />and canfarms with all its requirements; <br /> <br />ii. The praposed subdivisian is cansistent with all applicable general <br />and specialized City, caunty, and regianal plans including but nat limited <br />to. the City's Camprehensive Develapment Plan; <br /> <br />iii. The physical characteristics af the site, including but nat limited <br />to. tapagraphy, soils, vegetatian, susceptibility to. erasian and siltatian, <br />susceptibility to. flaading, and drainage are suitable far the type and <br />density af develapment and uses cantemplated; <br /> <br />iv. The prapased subdivisian makes adequate pravisian far water supply, <br />starm drainage, sewage, transpartatian, erasian cantral and all ather <br />services, facilities and impravements atherwise required herein; <br /> <br />v. The prapased subdivisian will nat cause substantial enviranmental <br />damage; <br /> <br />vi. The praposed subdivisian will nat canflict with easements af recard <br />ar with easements established by judgment af a caurt; and <br /> <br />The prapased subdivisian will nat have an undue and adverse impact <br />the reasanable develapment af neighbaring land. <br /> <br /> <br />2. Adminis rative Subdivisian. Except as hereinafter specifically pravided, <br />administrat ve subdivisians shall canfarm to. all standards, pracedures and <br />requirement applicable to. standard subdivisians under this Ordinance: <br /> <br />a. Pr ar to. farmal applicatian, sketch plans and preliminary and final plat, <br />if req ired, shall be reviewed by the Administrative Subdivisian Review <br />Cammit ee far submissian af a written recommendatian therean to. the City <br />Caunci. Administrative subdivisians do. nat require review by the Planning <br />Cammis ian nar do. they require platting unless required by the City Cauncil. <br />The Ad nistrative Subdivisian Review Cammittee shall initially determine <br />and re ommend to. the City Cauncil the extent to. which an administrative <br />subdiv sian shall be subject to. the requirements af this Ordinance. <br /> <br />b. Ai er the Administrative Subdivisian Review Cammittee has submitted its <br /> <br />8. <br />
