The parcel is one acre in size and fronts 185`h Avenue <br />NW to the south and Troy Street (private road) to the east. <br />The property is currently zoned R-lb and the recently adopted <br />Comprehensive Plan guides the property for traditional single-family <br />residential uses. <br />The applicant, Daniel Krueger, has submitted a concept review for <br />either a mini -storage facility or a townhome with 3 to 4 units. The site <br />sketches and narrative are attached for review. <br />While the recently adopted Comprehensive Plan does include guidance <br />for townhomes and other multiple -family residential units to coexist in <br />single-family neighborhoods, that use has generally been targeted for <br />the Mixed -Residential Neighborhood land use category. <br />Please review the applicant's request and provide informal, non- <br />binding, feedback to guide a possible future land -use application. <br />Planning Commission <br />The applicant reviewed his application with the Commission and <br />Figure I <br />provided an overview of his goals for each project. The Commission <br />discussed the merits of each option and consensus was to explore a townhome application over the ministorage <br />use.
