The three parcels in Block 2 shall be shown as one outlot, to <br />be consistent with the final plat. <br />2. The north half of the plat shall be re -zoned to Business Park. <br />Adopt, by motion, the resolution approving the Final Plat of Natures <br />Edge Business Center Third Addition, upon condition that park <br />dedication be paid for the one buildable lot. <br />Adopt, by motion, the resolution vacating the street and utility <br />easement within PIDs 75-011-4100 and 75-011-4400, upon condition <br />that the final plat of Natures Edge Business Center Third Addition be <br />recorded immediately after the vacation resolution. <br />Background/Discussion <br />The subject property is comprised of two parcels (35.69 & 40 acres) <br />and is zoned Agricultural Reserve (AR). The City of Elk River is <br />requesting to subdivide the 75.69-acres of Cargill property into one <br />buildable lot for immediate development as a substation for Elk River <br />Municipal Utilities, one oudot for future Business Park Development, <br />and one oudot for continued use as agricultural research by Cargill. Figure <br />The Business Park parcel will be owned by the city and will be <br />subdivided later depending on the needs of the end user(s). <br />RR <br />CR 33 <br />CR 12 __ <br />The plat facilitates development of a street connection between 168"' Circle NW and 165"' Avenue NW. The <br />project will also extend city utilities to the Cargill facilities at 10462 165`'' Ave NW, which is currently under review <br />for an expansion to their agricultural research facility.
