The <br />proposed plat consists of three lots and dedicates right-of-way. Lot 2, <br />Block 1 will contain the existing house and the remaining two lots will <br />be new developable lots, which are eligible for park dedication. <br />While most of the northern portion of the subject parcel is <br />encumbered by wetlands, there is sufficient buildable property to <br />support the proposed plat. <br />Parks and Recreation <br />The Parks and Recreation Commission recommended Park <br />Dedication be paid for the final number of dwelling units at final plat <br />approval at the rate applicable when the subdivision is released for <br />recording. <br />Applicable Regulations <br />City ordinance section 30-375 outlines the required findings for <br />approval of a Plat. <br />9. The proposed subdivision is consistent avitb the honing regulations (article VI of this cbapter) and conforms in all respects witb <br />all requirements of this Code, including the honing regulations and this article. <br />The proposed subdivision is consistent with all zoning regulations.
