Park dedication shall be paid in the form of cash for approximately 5.84 acres at the City Council <br />established rate when the addition is released for recording. Staff will determine the final acreage and <br />amount when the plat is released for recording. <br /> <br />Background/Discussion <br />The subject properties are 75.69 acres in size, zoned AR (Agricultural <br />Research) and located north of 165th Avenue east of Highway 10/169. <br />The proposed plat consists of 3 lots and dedicates right-of-way for <br />circulation and access to all the lots. Lot 1, Block 1 (5.84 acres) will be <br />one new developable lot, which is eligible for commercial park <br />dedication. Two outlots are also being created. <br /> <br />Parks and Recreation Master Plan <br />The Master Plan does not identify park property in the vicinity of this <br />plat. <br /> <br />Parks and Recreation Trail Master Plan <br />A conceptual trail is shown to on this site to connect 166th Avenue on <br />both sides of the future Gateway Road. Staff recommends the <br />applicant construct a trail at the same time when the road is built. <br /> <br />Financial Impact <br />None
