w■ r �� <br />r <br />- <br />.. <br />d �: -,-' :�' .- �� <br />Downtown/Uptown <br />The downtown/uptown area consists of a mix of uses <br />including commercial, multi -family, and mixed use <br />developments with residential units or offices above <br />ground floor commercial space. The building stock in the <br />downtown/uptown area features some of the most historic <br />structures in the city. Although this is a great asset, it also <br />presents unique challenges related to maintenance, adap- <br />tive reuse, and the ability to meet current market demand. <br />In addition, the built -out nature of the historic downtown <br />provides limited opportunities for infill which makes rede- <br />velopment a key aspect of supporting housing in the area. <br />Leverage the Waterfront <br />The Mississippi River is a fantastic amenity that provides <br />recreation, leisure, and waterfront views that are extremely <br />attractive to residential developers. The city should <br />leverage this asset to require developers in the downtown <br />to create new public connections to the waterfront and for <br />properties along the water's edge to provide a public ease- <br />ment for the future Mississippi River Trail extension.
