Missing middle housing sits in the middle of the development <br />spectrum between single-family homes and mid -rise to high- <br />rise apartment buildings. This graphic illustrates the housing <br />types that typically make up missing middle housing in scale and <br />form and is intended to highlight the variety of housing options <br />included under the missing middle housing category. <br />7. <br />•�, - _ ter- _ <br />petac\ied ....... <br />Promote a Minimum <br />Distribution of Housing <br />Types in New Subdivisions <br />Elk River is challenged by a very tight housing market with <br />low vacancy and a need for housing units that are attain- <br />able to households across a range of income levels. The <br />city's 2018 Comprehensive Housing Market Study found <br />that to meet the demand for housing through 2025 the <br />community needs to add a minimum of 690 new housing <br />units consisting of roughly 115 senior housing units, 235 <br />rental units (combined market rate and affordable), and <br />320 owner -occupied housing units. As of October 2021,35 <br />age restricted units, 40 rental units, 68 affordable rental <br />units, and 342 single-family housing units have been <br />constructed. <br />To continue to meet this near -term housing demand and <br />accommodate long-term growth through 2035, the city <br />should be proactive in promoting the development of <br />a diverse mix of housing types, with a focus on missing <br />middle housing types. The city should consider revising <br />its subdivision development standards to require a <br />minimum range of housing types in new neighborhood <br />developments.
