Highway 169 Commercial Update Development Standards The City should continue to leverage the Highway 169 area for Highway 169 CorridorCommercial Reinvestment which draws patrons from within and beyond Elk River and Currently,much of the development that occurs in Elk plays an important role in supporting the City's tax base. River is approved through a Planned Unit Development The Highway 169 commercial corridor is surrounded by established neighborhoods and has limited opportunities or other quasi-judicial process that requires multiple meetings and adds time and cost to development.To for expansion;therefore,this area should be prioritized for streamline development approval and spur reinvestment strategic reinvestment to reposition underutilized portions and new development,the City should consider updating of the corridor and better situate them for destination/life- the development standards for commercial development style experiential shopping. along Highway 169.By enhancing development standards, the City can allow for more uses and development to occur r as of right,knowing that improvements and amenities that were once only achieved through conditions placed on approvals are now requirements.
