<br /> <br />13065 Orono Parkway <br />Elk River, MN 55330 <br /> <br />August 11, 2005 <br /> <br />File: 226-080P <br /> <br />Mr. Chris Leeseberg <br />City of Elk River <br />13065 Orono Parkway <br />Elk River MN 55330 <br /> <br />RE: JOSEPH GOETZ AND CYNDI GILBERT LOT SPLIT <br /> <br />Dear Mr. Leeseberg: <br /> <br />We have reviewed the revised site plan for the Goetz/Gilbert lot split of Lot 6, Block 2 <br />Deerfield First Addition as prepared by Taylor Land Surveyors, Inc. The revised plan was <br />dated August 10, 2005. As you are aware, our previous memo dated July 13, 2005 <br />recommended denial of this lot split because of the buildable parcel that would have been <br />created was too small to support on-site sewer and water, in our opinion. The new drawing <br />provides the additional information we requested, plus proposes an easement vacation on <br />the newly created lot creating a buildable area of substantially more square footage. <br /> <br />Based on this new information, we are now prepared to recommend approval of the lot split <br />with one condition. That condition would be that the wetland on the newly created parcel <br />be identified and the existing drainage easement be vacated up to the wetland boundary and <br />to within 20 feet of the south property line. This will maximize the buildable area on the <br />newly created lot. The original drawing had a buildable area of approximately 0.6 acres. We <br />believe with the easement vacation up to the wetland and within 20 feet of the south <br />property line, the buildable area will expand to over 0.8 acres. This is a much more adequate <br />size to support a home and a primary and secondary- septic system, along with a well <br />location.
