<br />City Council/AS 05-02 <br />August 15, 2005 <br />Page 2 <br /> <br />Overview <br /> <br />The applicant is proposing to subdivide a 5.74 acre parcel into a 3.24-acre lot (parcel A) and <br />a 2.50-acre lot (parcel B). The property has frontage on Auburn Street in the Deerfield First <br />subdivision. There is an existing house located on the property, with single family homes <br />surrounding the property on the north, west and south sides. An undeveloped parcel of land <br />lies to the east which is zoned for 2 %-acre, single family residential use. <br /> <br />Approximately one quarter of the property consists of wedand. The majority of the site is <br />open with some mature trees on site and has moderate topography. <br /> <br />Analysis <br /> <br />The proposed lots comply with the dimensional requirements of the R1a zoning district for <br />lot area and width. As indicated in the City Engineer's memo, the new parcel should have <br />enough buildable area to support a home pad, primary and secondary septic fields and well <br />location. These items will need to be shown prior to a building permit being issued. <br /> <br />Park and Recreation Commission <br /> <br />The Park and Recreation Commission recommended park dedication in the form of cash for <br />one lot. <br /> <br />Recommendation <br /> <br />Staff recommends that the City Council approve the administrative subdivision for <br />Goetz/Gilbertson with the following conditions: <br /> <br />1. All comments from the City Engineer shall be addressed. <br />2. Park dedication fees for one lot shall be paid prior to releasing the subdivision <br />for recording. <br />3.
