Conclusion / Summary (cont) <br />• The new homes in the development serves the need for additional housing <br />• No City, County or State funding is requested as part of this development. <br />• The additional dwelling units and residents will directly benefit local business and will attract <br />new business opportunities to the area. <br />• The Broadway on 10 project will pay approximately $430,000 in park fees and an estimated <br />$430,000 in taxes annually. <br />• Traffic concerns raised by City Staff and residents have been addressed by a Professional <br />Traffic Engineer and conclude that traffic from the proposed development "will have no <br />noticeable impact on the quality or life for the existing neighborhood and that the current <br />and proposed peak trips fall within the "livable range". <br />• The City Planner and Engineer have reviewed the plans along with the traffic study and <br />recommend approval of the Conditional Use Permit and Preliminary Plat for the Broadway on <br />10 project. <br />
