The proposed
development will include 91 Mid -rise apartment units and 24 townhome units. The site is adjacent to
TH 10 and is located to immediately to the west of the Bee Hive Assisted Living of Elk River
development, and north of the West Oaks neighborhood. The site will include two accesses, one from
a new extension to the east of the TH 10 frontage road originating at 146t" Street, and one via Yankton
Street SW through the West Oaks development. (See attached site plan figure.) This memorandum
documents the anticipated site generated traffic and anticipated distribution of the site generated
traffic based on travel time models.
Trip Generation
The trip generation for the proposed residential development has been estimated based on the
methodology described by the Institute of Transportation Engineers (ITE) in Trip Generation, 10th
Edition. The Mid -Rise Multi -Family building correspond to ITE Land Use Code 221, and the townhomes
correspond to ITE Land Use Code 220.
