They are proposing to operate the business in the existing two car garage and have no plans of adding any <br /> additional structures for the business. The applicant also states there is no need for outside storage. Dogs will be <br /> utilizing the fenced-in area for exercise and to relieve themselves. <br /> The hours of operation for the grooming business will be Monday—Friday, 8:00 a.m. —6:00 p.m. and Saturday, <br /> 8:00 a.m. — 1:00 p.m. The boarding business could occur 24 hours a day, 7 days a week. They typically have only 2- <br /> 3 dogs at a time. <br /> There is ample space on the driveway for parking and animal pickup/drop off. <br /> Applicable Regulations <br /> In approving a Conditional Use Permit,the council may impose such specific conditions with regard to the <br /> development or operation of the proposed use as it considers necessary to satisfy the seven standards set forth in <br /> Section 30-654 and the requirements contained in this article and to promote compatibility with and minimize any <br /> potentially adverse effects upon adjacent properties, the neighborhood or the city. <br /> The issuance of a Conditional Use Permit can be ordered only if the use at the proposed location: <br /> 1. mill not endanger, injure or detrimentally affect the use and enjoyment of other property in the immediate vicinity or the public <br /> health, safety, morals, comfort, convenience orgeneral welfare of the neighborhood or the city. <br /> Without conditions,the use might endanger,injure or detrimentally affect the use and enjoyment of other <br /> property in the immediate vicinity or the public health, safety,morals, comfort, convenience, or general <br /> welfare of the neighborhood or the city. <br /> As all property owners in the city are allowed six animal units without any permits, staff recommends a <br /> condition stating no more than six animal units shall be allowed outdoors at one time.Additionally,no <br /> dogs designated as dangerous or potentially dangerous shall be allowed on site. <br /> 2. mill be consistent nvith the comprehensive plan. <br /> The property is guided for residential which can allow the proposed use.
