A properly drawn legal instrument, approved <br />by the City, executed by the parties concerned, for joint use <br />of the off-street parking facilities shall be filed with the <br />County Recorder's office. <br /> <br />Pursuant to the prOV1Slons contained herein and in section <br />900.42, individual or joint parking facilities with less <br />parking spaces than the sum of the requirements for each <br />building or use may be approved by the Council. The owner(s) <br />of reduced parking facilities must demonstrate that the <br />required parking is in excess of the actual demand. The <br />applicant(s) for reduced joint parking facilities must also <br />show that there is no substantial conflict in the principal <br />operating hours of the two (2) or more buildings or uses for <br />which joint use of off-street parking facilities is proposed. <br />If approved, all of the required parking need not be <br />constructed initially, but proof of future parking will be <br />required. The remainder of the required spaces, as show on the <br />site plan, are to be constructed by the owner when the City <br />determines they are needed. The area for future parking must <br />be sodded with grass and kept free of trees. To ensure the <br />construction of future spaces, a financial guarantee may be <br />required by the City. <br /> <br />e <br /> <br />10. Required Number of On-site Parking Spaces. On-site <br />parking areas of sufficient size to provide parking for <br />patrons, customers, suppliers, visitors and employees shall be <br />provided on the premises of each use. The minimum number of <br />required on-site parking spaces for the following uses shall be <br />as follows: <br /> <br />a. AssemblY/Churches <br /> <br />i. Assembly or exhibition hall, auditorium, <br />theater or sports arena. One (1) parking space for <br />each four (4) seats, based upon design capacity. <br /> <br />ii. Churches and Funeral Parlors. One (1) parking <br />space for each four (4) seats based on the design <br />capacity of the main seating area. <br /> <br />b. Dwellings <br /> <br />i. Mobile home parks. <br />Home Park Requirements. <br /> <br />See Section 900.26, Mobile <br /> <br />ii. Motel or hotel. Five (5) spaces plus one (1) <br />parking space for each rental room or suite. <br /> <br />iii. Mul tiple-famil y dwelling. Two and one-half (2 <br />1/2) parking spaces per dwelling unit, one (1) space <br />of which must be completely enclosed. <br /> <br />e <br /> <br />iv. Nursing Home. <br />(4) patients or <br />capacity of the <br /> <br />One (1) space for every four <br />residents based on the maximum <br />building, plus one (1) space per <br />
