The proposed plat consists of 25 lots and <br />dedicates right-of-way for internal circulation. Lot 5 Block 1 will <br />contain the existing house and the remaining lots will be new <br />developable lots, which are eligible for park dedication. <br /> <br />Parks and Recreation Master Plan <br />The Neighborhood Parks Service Area text in Chapter 5 of the master <br />plan states, recreation facilities should be developed when 300 or more households <br />withing cluster developments or on lots less than 2 acres are located within 1.5 miles <br />of the park. <br /> <br />Parks and Recreation Trail Master Plan <br />A future trail is planned parallel to the subject property. An <br />undeveloped park, Royal Valley Park is adjacent to the site. <br /> <br />Financial Impact <br />None <br /> <br />
