<br />6. Taxes; Insurance. For avoidance of doubt, during the Term, Tenant shall be responsible
<br />for the payment of any additional assessments and increases in Taxes resulting from the Building
<br />Addition. Further, from and after the Building Addition Commencement Date, Tenant shall ensure that all
<br />insurance required under Article 6 of the Lease and that is maintained by Tenant (rather than Landlord)
<br />shall reflect the Building as so expanded, including the increased full replacement cost thereof. As of the
<br />date of this Amendment, Landlord and Tenant acknowledge that Landlord is maintaining the insurance
<br />under Section 6.1(a) of the Lease, and that pursuant to Section 6.6 of the Lease, Tenant is required to
<br />reimburse Landlord for the cost thereof, including any increase as a result of the Building Addition.
<br />Security Deposit [To be determined]
<br />8. Repairs to Building and Premises. Section 8.1 of the Original Lease is hereby amended
<br />and restated as follows:
<br />"Subject to the limitations of Articles 12 and 13 hereof, Tenant shall, at its sole cost and
<br />expense throughout the Term, (a) take good care of the Premises (including any
<br />improvements now existing, the Building Addition and those constructed in the future on
<br />the Land), (b) keep the same in order and condition consistent with the standards for
<br />buildings of comparable type, quality, age and size in the City, and (c) make and perform
<br />all maintenance thereof and all necessary or appropriate repairs thereto, interior and
<br />exterior, structural and nonstructural (including, without limitation, to the foundations,
<br />HVAC and other systems, the roof and other structural components of the Building),
<br />ordinary and extraordinary, foreseen and unforeseen, of every nature, kind and
<br />description. All of the items referred to in the preceding sentence are herein referred to as
