There is also the <br />possibility of incorporating climate -controlled storage as part of the project. <br />Mr. Briggs also submitted a proposal to dedicate 12.2 acres of land to satisfy the park dedication <br />requirements for the residential development. Around 80 percent the proposed land dedication is within <br />the floodplain along the Mississippi River as the buildable area outside of the floodplain is approximately <br />2.3 acres. <br />State statute states that only buildable land should qualif= for dedication. Flood plain and steep slopes <br />(bluff areas) are not considered buildable land. <br />River Walk Projcct <br />A conceptual 200-unit residential development on the former Saxon Motor site would require payment of <br />a Park Dedication Fee. Previous direction from the Part: and Recreation Commission and City Council <br />called for a trail easement and cash dedication. The trail easement is not required to count as land <br />dedication and it was not included as such during previous discussions.
