Land Use and Building Type. Each lot shall be used exclusively for <br /> <br />residential purposes. No building shall be erected, placed or altered <br /> <br /> <br />on any lot until the construction plans and specifications and the plans showing <br /> <br />the location of the structure have been approved by the Architectural Control Connnittee <br /> <br />as to quality of workmanship and mtedals, harm.ony of e~ternal design with existing <br /> <br />structures, and as to location with respect t.O topography and fini.shed grade elevation. <br /> <br />No fence or wall shall be erected, placed or altered on the lot nearer to any Street <br /> <br />than ~pproved by this Committee. <br /> <br />3. Quality and Size. All structures shall be of new construction. The ground <br /> <br />floor area of the main structure exclusive of open porches and garages, shall be not <br /> <br />~ less th~uare feet for one story huilding. Any variance must be approved by <br /> <br />jl~~\the Architectural Control Committee. <br /> <br />4. Building Location. No buildings shall be located unless approved by the <br /> <br />Architectural Control Connnittee. The connnittee may permit the location of small <br /> <br />structures such as play houses and small garden tool houses, and boat houses,and <br /> <br />screen houses. <br /> <br />5. Lot Area and Width.
