addition to the south of the bays as well as a major renovation of the existing apparatus <br />bays and support spaces. As an indication of the impact of this change, the fire station <br />construction work at Public Safety was originally budgeted at $578,000, which equates to <br />$676,000 in 2021 construction dollars. This grew to $3,192,646 at Terra's final estimate. <br />• The initial RFP indicated a smaller Police scope than ultimately was needed. For instance, <br />the study indicated fewer offices on the second floor build out, fewer office conversions <br />on the first floor, and a smaller addition for the squad garage. As an indication of the <br />impact of this change, the police station construction work was originally budgeted at <br />$2,335,000, which equates to $2,732,000 in 2021 construction dollars. This grew to <br />$4,233,601 at Terra's final estimate. <br />• The initial RFP did not include some minor additions to the design scope, for instance the <br />replacement of some parking and sidewalks, a new rooftop mechanical unit, and a little <br />work in the basement EOC. <br />• To be cost competitive with other architecture firms, we had to assume that the work <br />scope would be delivered as a single "project" with two sites. This meant a single set of <br />drawings and specifications prepared for Spring 2021 bidding. After being selected, BKV <br />and the City made the decision to pursue two separate projects to help accelerate the <br />work in the Police Station and reduce construction escalation. This resulted in two sets of <br />drawings and specifications, twice as many "site visits" during construction, and <br />duplication of a significant amount of work, although the benefits to the City are <br />significant. <br />Based on our request our adjusted fee amount is $670,600, which is approximately 5.57o of the <br />current construction total for the 2 projects. <br />Thank you in advance for considering our request.
