The first site is located south of the Jackson Street
Water tower and proposes a six -unit apartment building on a 0.13-acre
parcel in the C-1 zoning district. The current zoning does not permit
stand-alone residential buildings and would require rezoning or
development as a PUD. The site is also relatively small for a building of
this size and compliance with parking and design standards will be of
particular concern.
The second project is located on the south side of Main Street, south of
the dam. The vacant lot recently had an existing building demolished.
The proposal includes a six -unit apartment building and a six -stall
parking garage on the 0.43-acre parcel in the R-1c zoning district. The
current zoning does not permit apartment buildings and would require
rezoning or development as a PUD. This is also relatively small for a
project of this size but is better suited for the proposal. Compliance
with parking and design standards will also be of concern.
Mission/Policy/Goal
The request supports growth of the business community within Elk
River
Figure I
Financial Impact
None
Attachments
■ Site Sketches and Building Plans
The Elk River Vision
A n elcoming community with revolutionary and spirited resourcefulness, exceptional
service, and community engagement that encourages and inspires prosperity.
i• -
CR 12
P
P I I E I 1 0 IY
NATURE
Updated.
