Submittal of a stormwater maintenance declaration. <br />2. Adjust parcel lines to remain outside of the drainage and utility <br />easements. <br />3. Staff approval of all site, engineering, and platting documents. <br />Background/Discussion <br />The applicant, Tall Pine Holdings, is seeking approval of a plat to <br />place eight townhome units (four twin homes) onto their own z <br />parcels. The twin home development was approved in 2019 as a RR <br />PUD and is permitted under the current zoning and building codes. <br />To address taxing and address concerns the applicant is now seeking Hwy 10 <br />to plat the homes which are already under construction <br />Comprehensive Plan <br />The Comprehensive Plan guides this area for mixed uses which <br />allows for high density residential uses. The project itself is currently <br />under construction and complies with the Comprehensive Plan. <br />Parks <br />Park dedication was satisfied with previous plats in the area. As new <br />commercial uses or land is not being developed with this plat, Figure i <br />additional dedication is not required. <br />CR 33 <br />0 CR 12 <br />Preliminary Plat <br />City ordinance section 30-375 outlines the required findings for approval of a Preliminary Plat. <br />9.
