Submittal of a stormwater maintenance declaration. <br />2. Staff approval of all site, engineering, and platting documents. <br />Adopt, by motion, a resolution approving the Final Plat of Mulvaney <br />Point Twin Homes, with the condition that the plat be updated to <br />include drainage and utility easements in the corners of lots 5 and 8. <br />Background/Discussion <br />Case No. P 20-21 <br />The applicant, Tall Pine Holdings, is seeking approval of a plat to <br />place eight townhome units (four twin homes) on their own parcels. <br />The twin home development was approved in 2019 as a PUD and is <br />permitted under the current zoning and building codes. To address <br />taxing and address concerns the applicant is now seeking to plat the <br />homes which are already under construction <br />CR 33 <br />3 <br />S <br />RR <br />Hwy 10 <br />CR 12 <br />Planning Commission ywy <br />Prior to the public hearing, staff received a phone call with concerns %9 <br />regarding the operation of the townhomes as rental. Their concerns <br />included price points and risks of affordable housing in the area. The <br />developer noted their rents will be around $1,850/month and due to Figure i _ <br />the included finishes, the rents could not be reduced to thresholds that would be meet affordable housing <br />criteria. <br />No one spoke for or against the proposed subdivision, and the Commission unanimously recommended <br />approval. <br />p a w E R E U 6 Y <br />NaA f RE] <br />
