A single sewer/water stub shall be provided to west property <br />line along Troy Street. <br />2. Staff approval of all site, civil, utility, and landscaping plans. <br />3. Include the north half of the subject site in the plat and <br />identify with a lot/block designation. <br />Background/Discussion <br />Case No. P 20-19 <br />The subject property is zoned Rlb and is located at the northeast <br />corner of 185th Avenue and Troy Street. The proposed plat will <br />consist of 23 lots, two outlots, and dedicated right-of-way. <br />CR 12 <br />Planning Commission ' <br />During the public hearing, two residents had questions regarding the <br />Troy Street easement and availably of sewer and water to the parcels �'yh <br />directly to the west was also discussed. The subdivision will provide <br />service stubs to the western property line of the proposed plat <br />allowing the Troy Street homes to connect to city services. Figure I <br />Troy Street is not a public street and this subdivision does not include right-of-way to add the road to the city's <br />street network. Additionally, the city has not plowed or otherwise maintained Troy Street and approval of this <br />subdivision would not change current maintenance practices. Extending city services to the homes along Troy <br />Street would need to be initiated by the property owners. <br />The Commission also had questions regarding how Wapiti Park would be accessed and if the street layout would <br />support fire trucks.
