premises, painting, window cleaning, glass replacement; all improvements <br />placed on the premises by the Lessee. It is specifically contemplated and <br />understood by the parties that by the terms of this Section 4(b), the Lessor will <br />not incur any financial responsibility relative to the premises during the term of <br />this lease for which it is not prepaid or reimbursed by the Lessee. Lessor shall <br />maintain parking lot and grassy areas, and pay for water, gas, electricity, and <br />taxes. <br />5. POSSESSION. Possession of the premises shall commence at <br />any time the Lessee is able to after today. <br />6. UNLAWFUL USE. The Lessee agrees not to commit or permit <br />any act to be performed on the premises or any omission to occur which will <br />be in violation of any statute, regulation, or ordinance of any governmental <br />body, which will increase the insurance rate on the building or which will be in <br />violation of any insurance policy carried on the premises by the Lessor. The <br />Lessee shall not disturb other occupants of the building by making any undue <br />noise or otherwise and shall not do or permit to be done in or about the <br />premises anything which will be dangerous to life or limb. <br />7. LESSOR'S ACCESS. The Lessor, it's employees, and it's agents <br />shall have the right to enter the premises at all reasonable times for the <br />purpose of inspecting, cleaning, repairing, altering, or improving the premises <br />or to exhibit the premises to prospective tenants, purchases, or others. <br />Nothing in this section shall be interpreted as requiring the Lessor to perform <br />any such acts independent of the requirements of the other provisions of this <br />lease. The Lessor shall also be permitted to enter the premises for the <br />purpose of posting notices of non -responsibility for alterations, additions or <br />repairs. <br />8. REPAIRS AND MAINTENANCE. Lessee agrees to maintain the <br />premises in good order, condition and repair during the term of this lease. <br />Lessee shall repair or replace at its own expense any improvement or part <br />thereof on the premises necessary to so maintain it, and to return the <br />premises at the end of the term of this lease in the same condition as it was <br />received, reasonable wear and tear, casualty losses and acts of God excepted. <br />Lessee shall not make any alteration or improvement to the premises without <br />the prior written consent of the Lessor, except that Lessee may, without the <br />Lessor's consent, make non-structural improvements, alterations and <br />remodeling that cost less that One Thousand and 00/100 ($1,000.00) Dollars. <br />9. IMPROVEMENTS. After acceptance of the premises by Lessee, <br />all further improvements and construction on the demised premises shall be at <br />the direction and expense of Lessee and Lessee shall protect and hold <br />harmless Lessor from any expenses or obligation, including reasonable <br />attorney's fees and costs, for said construction and shall prevent the filing of <br />
