reconstruct the Minimum Improvements (or, in the event only a part of Minimum Improvements <br />have been taken, then to reconstruct such part) upon the remaining Development Property to the <br />extent necessary to maintain and continue operations of the Tenant required by the Lease; or (b) <br />in the event that the condemnation affects or taking or damage or destruction affects the <br />Development Property but not the Minimum Improvements thereon, retain, for the account of the <br />Developer, all of the Condemnation Award or insurance proceeds. <br />16 <br />LL185\61\675612.v1 <br />
